What is Felix?

Felix is a full-service, low-commission real estate brokerage, currently serving middle Tennessee. We’re committed to offering home sellers and buyers the best service at a fair price. At Felix, we don’t believe great service should cost 6%.

How is Felix different from a traditional brokerage?

Felix, was started by a group of technology nerds and real estate experts who believe in offering a consumer-friendly way to buy and sell. For sellers, Felix charges a fair 1.5% commission, not 3%. For buyers, Felix reduces the commission we charge the seller to just 2% so you can save on the sales price.

How is Felix different from For Sale By Owner (FSBO)?

Felix is a full-service real estate brokerage with local agents that will represent you in the purchase or sale of your home. If you choose to sell your home FSBO, you will have to navigate the home selling process alone and you still typically have to pay a buyer's agent's commission. At Felix, we handle every step of the transaction including home valuation, listing, marketing, negotiating, and closing.

Who is my Felix agent?

Felix assigns each buyer or seller a dedicated Felix agent that will be their primary point of contact throughout the process. A Felix agent is a local real-estate expert and licensed agent who is there to answer all of your questions from pre-listing to post-closing. On average, a Felix agent will complete 40 transactions per year making them extremely experienced.

Which regions does Felix currently service?

Felix is licensed in the states of Tennessee and Georgia. We currently serve clients throughout Middle Tennessee including Nashville, Franklin, Brentwood, Murfreesboro, Spring Hill, Thompson’s Station, Columbia, Nolensville, Gallatin, Smyrna, La Vergne, Lebanon, Mt. Juliet, Old Hickory, Hendersonville, Goodlettsville and much more.

How do I list my house with Felix?

Listing your home with Felix is simple! The first step is to request a complimentary in-person home valuation so that we can determine what a buyer is willing to pay in today’s ever-changing market.

How much can I expect to save with Felix compared to a traditional agent?

Traditional agents typically charge a 3% commission to list your home. With Felix, we charge 1.5% as your listing agent. Assuming your home is worth $600,000 you’ll save $9,000 in commissions!

How much should I offer a buyer’s agent?

The amount you offer a buyer’s agent is completely up to you. Most traditional agents recommend offering a buyer’s agent a 3% commission but the majority of our clients choose to offer a buyer’s agent between 2% - 2.5%.

How long does it typically take to sell with Felix?

It depends on a number of factors such as your neighborhood, price-point, time of year, home condition, the list goes on and on. In 2022, our average days on market was just 10 days.

Will my home be listed on the MLS?

Absolutely. In addition to your home being listed on the local MLS (Realtracs), it will also be shown on 70+ other listing websites such as Zillow, Trulia, Redfin, and Realtor.com. At Felix, we will also market your home directly to motivated buyers through our social media and email marketing channels.

How much does it cost to buy a home with Felix?

In real estate, the buyer’s agent commission is paid by the seller. What makes buying with Felix unique is that we will reduce the commission we charge the seller from the traditional 3% to 2% so that you can lower your offer price.

How do I buy my next home with Felix?

Buying with Felix is simple. The first step is to create a feed on our home search platform so that you can see all of the active listings that meet your criteria. From there, you can schedule a showing with a single click. Your Felix agent will meet you at the home in as few as 30 minutes.

How does the buyer savings program work?

When you buy a home with Felix, we’ll lower the commission we charge the seller from the standard 3% to 2%. The remaining 1% will be applied towards your closing costs or off the sales price of the home.

How do I know what I can afford?

If you’re unsure of how much you can afford, we’d be happy to introduce you to a local lender who can walk you through the pre-approval process.
