East Nashville homes are as varied as almost any district in the entire city. The development of East Nashville dates back to near the end of the Civil War, as the South’s first dedicated suburbs started to emerge. Historic Edgefield, the first of these, still features a few homes dating back to this time period. In spite of a few economic depressions, tornadoes, and a historic fire, the area kept sprouting homes as farmland was sold and subdivided. The result is a diverse mix of centrally-located single-family homes that can be surprisingly affordable.

Most of the community’s original homes were three-to-four bedroom bungalows and cottages on small lots that maximized the space close to Downtown Nashville. These old-fashioned homes still dot the market, helping to keep the average East Nashville sale price at an accessible $393,000 over the past twelve months. While these properties protect home values from widespread new construction, more and more houses are undergoing renovations that bring an updated feel to the historic neighborhoods. Also, plenty of houses have recently been replaced by beautifully-modern single-family homes that often sacrifice a little yard for coveted square footage. Generally speaking, the closer you are to Downtown, the more you can expect to pay for each unit of space. In the most entrenched neighborhoods, like Lockeland Springs and Shelby Hills, homes usually sell for at least $700k. If you’re looking for more affordable options, areas like Inglewood and East Hill are full of accessibly-priced properties that are still plenty close to the action.

“East Nashville has transitioned into one of the coolest neighborhoods in Nashville by far!”

East Nashville has transitioned into one of the coolest neighborhoods in Nashville by far! The overall neighborhood is huge and each community has its own vibe. My favorite area is Five Points! You can find so many unique bars & restaurants all over. East Nashville also has a prominent art scene, and it’s perfect for aspiring musicians and artists. The location almost reminds me of something you’d find in Chicago or NYC.

“East Nashville is a great place to live.”

East Nashville is a great place to live. I love all of the interesting restaurants that have popped up here. There are so many charming homes with great architecture here. I would definitely do your homework before moving to East Nashville because different streets can vary greatly. I do think that you have to really want to stay in East Nashville if you live here. It’s almost like East Nashville is an island. It can be hard to cross the Cumberland. So this means that you might have to be ok with going to non-chain stores. (Sounds great until you just want to go to Target on a Tuesday.)
